What is RERA?
The Real Estate (Regulation and Development) Act, 2016 (RERA) was enacted to protect homebuyers and bring accountability to the real estate sector. Under RERA, all residential projects with more than 8 apartments or 500 sq m of land must be registered.

What to Verify on the RERA Portal
Once you find the project, check:
✅ Registration number — Note it down
✅ Completion date — When is the project supposed to be delivered?
✅ Land title — Is the land clear of disputes?
✅ Approvals — Environmental, building plan, fire NOC
✅ Promoter details — Previous projects and any complaints
✅ Complaints — Have any buyers filed complaints?
✅ Financial details — Is 70% being deposited in escrow?
Red Flags to Watch Out For
🚩 Builder refuses to share RERA number
🚩 Project "under registration" for months
🚩 Multiple complaints on the RERA portal
🚩 Completion date already passed
🚩 Builder asking for cash payments

OC (Occupation Certificate) — Never buy a ready flat without OC
Encumbrance Certificate — Confirms no loans or liens on the property
Property tax receipts — Ensures previous owner paid all taxes
Society NOC — Confirms no dues pending
